News - E³ Consulting Update
Todd Arnison MRICS and Alun Oliver FRICS in Cannes for MIPIM
Two of the E3 Consulting team are head South for the 'Le Marché International des Professionnels de l'Immobilier,' a major international real estate trade show held annually in Cannes, France - otherwise known as MIPIM.
First held in 1990, this year's MIPIM runs from 09-13 March 2026 attracting delegates from across the Globe to talk all things 'built environment'.
Managing Director, Alun Oliver has attended about six or seven times over the years. However 2026 will be Todd's first venture to MIPIM.
Built Environment
MIPIM covers all aspects of real estate - from development, investment, financing, building as well as managing properties, and in due course recycling into new.
Across all sectors owners, investors and developers are looking at resilience, Net Zero - energy efficiency, and reduced embedded carbon - not just at an operational level but the whole product cycle - including manufacturing and international supply chains. Some are adopting new technologies faster than others - sadly some are still naysayers and disbelievers in climate change!
Tax and Property - What's that all about?
We regularly get asked what's tax got to do with Property. The reality is quite a lot!
Governments across the years have sought to tax property to capture some of the growth and value over time, but equally the tax system has been used to 'encourage' good behaviours and discourage bad behaviours - the proverbial 'carrot and stick'...
VAT relief (at 5% not 20%) for conversions increasing the number of dwellings; zero-rated for energy saving materials and DIY builds;
Land Remediation Tax Relief - providing up to 150% tax relief on cleaning up contaminated land (or long term derelict) - where not the polluter! Helping to regenerate areas and offset some of the cost barriers to grappling with difficult and complex legacy/brownfield sites;
Community Infrastructure Levy (CIL) - is an 'indirect tax' on new planning permissions across England & Wales - importantly raising significant funds for Local Planning Authorities to fund local infrastructure - that is necessitated by new development. However, the complex and rigid Regulations have lead to great complexity and inaccurate CIL charges being sought, as well as a host of surcharges and interest for failure to operate in the right manner and sequence!
Repairs & Maintenance (R&M) yields 100% tax relief on repairs or 'like for like' replacements; yet HMRC rigorously 'police' claims to reject expenditure that to them is 'capital' and improves the original asset.
Capital Allowances - covers a wide range of tax reliefs available as an incentive towards investment in UK commercial and large-scale residential property - from 3% through 6%, (14% from April 2026), 18%, 40% and 100% depending upon the type of assets, use or location of the property.

Top Tips for MIPIM
Everyone has their own take on MIPIM and the do's and don'ts...
Primarily it is a week-long 'networking-fest' so jump in and say hello - listen and share and have lots of business cards (old school) or master your LinkedIn tech to share and receive contact details.
Comfortable shoes are a must! Its surprising how long you can actually be on your feet with few opportunities to sit down for any length of time.
Water bottle, sun cream, sun glasses, hat and dare I say - last year's essential accessory a brolly/compact umbrella!
Most of all enjoy and be sociable - you never know who those you are talking with know - six degrees of separation... and follow up after the event. It only takes a few of those conversations to 'bear fruit' and you'll be booking again for 2027!
