Our client acquired the pub from a National Pub chain in a poor condition and closed it for 11months whilst it was completely refurbished. There are 6 en-suite bedrooms all fitted-out to a high standard whilst the pub also has function space and staff & guest welfare facilities as well as a commercial kitchen led by Tom Blake from River Cottage. It has extensive landscaped gardens and terrace.

E³ Consulting were instructed as the Client’s retained capital allowances adviser to maximise the property tax relief potentially available in respect to this significant refurbishment of this traditional pub with rooms.


E³ Consulting’s specialist surveyor carried out an in-depth site survey and undertook a detailed analysis of the construction contracts to prepare the capital allowances claims.


Tax relief identified:

  • Enhanced capital allowances circa £4,500
  • Plant and machinery allowances of above £490,000
  • Integral features allowances approx. £151,000
  • Repairs deductions of circa £25,000
